A short-term rental is a real estate transaction and an operating business at the same time, and the decisions that determine whether it works get made before you close. What the market actually books, what the property can realistically earn, what the local rules allow, and what it takes to run it are questions for the search, not for the first slow season.

I sit on both sides of that line: a California agent who can write the offer, and an operator who already runs short-term rentals every day.

Short-term rentals get their own tax treatment, and in California the strategy is worth understanding while you are still choosing a property rather than the following April. We have used these strategies on our own two properties, so I can talk through how they work in practice and what they realistically change about your numbers.

I can also point you to the CPAs and tools worth working with, so the people running your books actually understand short-term rentals.

I’m a real estate agent, not a CPA, and nothing here is tax advice. The goal is to get you in front of someone qualified early enough for it to matter.
